Shadow Creek Business Center Phase I is Fully Leased and Preleasing For Phase II Begins

11233 Shadow Creek exteriorHatch Mott MacDonald Group, Inc. leased 19,523 square feet at the 11233 Shadow Creek Parkway building, Pearland, Texas. Derek Beck, CCIM, Senior Vice President of Moody Rambin represented the building owner, ZT Group Business Center One (Pearland), L.P. Ryan Fassett, Transaction Advisor of Moody Rambin, represented the tenant in negotiations. Hatch Mott MacDonald will take occupancy this year. This assignment completed Phase I of the Shadow Creek Parkway Project.

Phase I is fully leased with tenants that include Delta Rigging, Hatch Mott McDonald, Altus, Dr. Corbett Ellis, DDS, Enrique Tabaraini MD, Executive Suites, Switch Beers Enterprises. ZT Group owns the building, but it is CEO Taseer Badar’s foresight and tenacity that lead to the continued success of Shadow Creek Business Center giving the Moody Rambin Team the tools to provide lease terms and services to attract high quality reputable tenants.

PEDC (Pearland Economic Development Council) has continued to promote new business in Pearland and has been instrumental in generating interest in businesses relocating to Pearland and Shadow Creek. With such a burst of interest in the area, preleasing for Phase II of Shadow Creek Business Center has begun. Phase II will consist of a four story 80,000 square foot building consistent with the Class A quality of the Shadow Creek Business Center. Tenants include professional, oil and gas industry and medical field businesses. Walt Cameron, of Moody Rambin, will continue to oversee the property management of the building and Derek Beck will continue to represent the owner in leasing. Phase II tenants will range from 10,000 square feet to 40,000 square feet. Tenants are not ready to be disclosed for Phase II.

Phase II construction is estimated to be complete in 12-18 months including structured parking totaling up to 5/1,000 spaces. Office and Medical space available.
