Moody Rambin will break ground on the 10-story, 250,000-square-foot Town Centre One, on Town & Country Boulevard at Queensbury Lane, on Thursday, September 19 at 9 a.m. Completion is scheduled for the fourth quarter of 2014.
Town Centre One is a Class A office building and part of the future 350,000-square-foot Town Centre complex which will include two office buildings, a 1,390-car parking garage and a new 22,000-square-foot, state-of-the-art community theater/auditorium for Country Playhouse, a theater group operating at the site since 1981.
“The Town Centre One groundbreaking is a significant moment in the growth of the Town & Country area, from retail in the early 1960s to Class A office space now,” says Dan Moody III, Principal/Managing Director of Moody Rambin. “The market for office space in West Houston is thriving and well-located, mixed-use developments such as Town Centre are in demand.”
In addition to the office building event, the new Country Playhouse will also have its groundbreaking on September 19 following that of Town Centre One. “A state-of-the-art home for Country Playhouse is just the beginning of a new era for one of Houston’s longest running community theaters,” says John Paul Stevenson, board president of Country Playhouse. “This is an exciting time in a new direction for Country Playhouse. The property is located on 4.6 acres in the middle of the 2.2-million-square-foot Town & Country Village lifestyle center and CityCentre mixed-use complex. The development is immediately accessible to Interstate 10/Katy Freeway and the West Sam Houston Parkway. Town Centre One will feature 26,657-square-foot floor plates, a two-level stone and wood lobby, energy-efficient construction and building systems, and all-weather access to the parking garage. The building is designed to be LEED Silver certified by the U. S. Green Building Council.
The new theater/auditorium will include 220-seat and 75-seat theater facilities. The theater will serve as the new home for the community theater group, established in 1956. The theater facilities will be available to Town Centre tenants for corporate events.
A second 100,000-square-foot, Class A office building, Town Centre Two is planned for future development.Moody Rambin will lease and manage the property. Kirksey Architecture is the architect for Town Centre One and Two. Frost Bank is providing construction financing.
